Real estate partner programs come in three shapes: referral programs that send leads to licensed agents (Redfin's Partner Agent Program, which charges nothing upfront and takes a referral fee at close), brokerage franchises and licenses for broker-owners (RE/MAX, Coldwell Banker, Engel & Völkers), and affiliate programs that pay anyone with a real estate audience (BetterLife pays $700 per funded loan, Guesty pays per referred property listing). Which one you want depends mostly on whether you hold a license.

That license question is the first thing to settle, so let's start there.

Licensed or not: it changes everything

In the US, a referral fee tied to a home sale generally has to be paid to a licensed agent or broker. State rules vary, and federal rules (RESPA) restrict kickbacks around settlement services like mortgages and title. That's why programs split cleanly:

  • For licensed agents and brokers: referral networks and brokerage franchises. You get leads or a brand, and the money flows agent to agent or broker to franchisor.
  • For everyone else: affiliate programs for software, education, lending and services sold to agents, investors and property managers. You're paid for a sign-up or a funded loan, not a share of a home sale.

If you're not licensed and someone offers you a cut of a home's commission, ask a real estate attorney before you take it.

For licensed agents: referral programs

Redfin Partner Agent Program

Licensed agents and teams can apply to receive buyer and seller referrals from Redfin while staying at their current brokerage. There are no upfront costs; you pay a referral fee only when a referred transaction closes. Redfin doesn't publish the fee percentage on the page our listing is based on, so ask before you accept your first referral and work it into your net-per-deal math.

Why agents like it: no monthly lead spend, and you don't have to switch brokerages. Why some don't: a referral fee at close comes out of your commission, so on a modest-priced home the economics can get thin. Track your conversion rate on Redfin leads separately from your own pipeline for the first six months. That tells you whether the fee is worth it.

For broker-owners: franchises and licenses

Brand Model What the listing says you get Published cost
RE/MAX Brokerage franchise, US and international Brand recognition, global broker network, initial and ongoing training Not on the listing
Coldwell Banker Franchise for independent broker-owners Tools, global referral network, Global Luxury program Not on the listing; offers made only by FDD
Engel & Völkers License partnership, premium residential Brand, tools, training, referral network of 1,100+ locations in 35 countries Not on the listing

None of the three publish fees on their public pages. That's normal for brokerage franchises: costs depend on market size, office count and how many agents you bring. Expect a combination of an initial fee and an ongoing share of gross commission income, and get the specifics from the Franchise Disclosure Document (or local equivalent outside the US).

RE/MAX franchise

RE/MAX franchises brokerages in the US and internationally. The selling points on the listing are brand recognition, the global broker network and training. Inquiries go through a country-specific form, so the terms you see will depend on where you are.

Coldwell Banker franchise

Coldwell Banker is for independent brokers who want to affiliate with a national brand. You get its tools, a global network with referral opportunities, and access to programs like Global Luxury. Coldwell Banker notes that franchise offers are made only by Franchise Disclosure Document.

Engel & Völkers license partnership

Engel & Völkers uses a license-based franchise system focused on premium residential property. License partners open their own offices under the brand and tap a referral network of over 1,100 locations in 35 countries. It's rooted in Germany and operates globally. If your market is high-end and your buyers are international, that referral network is the main reason to choose it over a domestic brand.

Choosing between them

Ask each one the same four questions: what share of gross commission income they take, what the fee cap is per agent (if any), how many inbound referrals the network actually sends offices like yours, and what happens to your agents and listings if you leave. The fourth one is the one people forget.

For everyone: real estate affiliate programs

You don't need a license to earn from a real estate audience. These programs pay for software, services and loans sold to agents, investors and hosts:

Program Partner types Terms Model
BetterLife Real Estate Funding Referral partner, Affiliate $700 flat per funded loan Flat fee / bounty
Guesty Affiliate, Referral partner Up to $100 for the first listing and $50 for each additional listing Flat fee / bounty
Coffee and Contracts Affiliate Up to 20% of the monthly membership for the first year, plus a $100 bonus for 5 referrals in 30 days Recurring
R.E. Cost Seg Referral partner On request —
  • BetterLife Real Estate Funding pays a flat $700 for each referred borrower whose business-purpose real estate loan is approved and funded. The borrower must be a new client, and you'll need to provide ACH details and a W-9. Payments run through PartnerStack and Stripe. Good fit for investor-focused podcasts, newsletters and communities.
  • Guesty pays up to $100 for a referral's first property listing and $50 for each additional listing, once the referral has been a customer for three months. Guesty's own headline is up to $5,000 per referred property manager, so the value scales with portfolio size. Aim it at short-term rental managers, not single-property hosts.
  • Coffee & Contracts pays up to 20% of the monthly membership for the first year, plus a $100 bonus for 5 referrals in 30 days. It's a content membership for real estate agents, so it suits coaches, trainers and anyone with an agent audience. There's a $20-off code to share and done-for-you promo content.
  • R.E. Cost Seg pays commissions to advisors who refer cost segregation studies, with no upfront costs, volume discounts and an advisor portal. It suits CPAs and financial advisors with real estate investor clients. The rate isn't published.

Before you join

  1. Confirm the payout trigger. Closed deal, funded loan, or customer still active after three months? It changes how long you wait to get paid.
  2. Ask for the fee in writing where it isn't published (Redfin's referral fee, every brokerage franchise).
  3. Check licensing rules in your state before accepting anything tied to a home sale.
  4. Disclose affiliate links to your audience. Real estate is a trust business.

FAQ

What is the Redfin Partner Agent Program?

It's a referral program for licensed agents and teams. Redfin sends you buyer and seller referrals while you stay at your current brokerage. There are no upfront costs; you pay a referral fee when a referred transaction closes.

How much is the Redfin partner agent referral fee?

Redfin doesn't publish the percentage on the page our listing is based on. Ask Redfin during the application, and confirm it before you accept a referral.

What is an Engel & Völkers license partnership?

It's Engel & Völkers' franchise model. License partners open their own premium real estate office under the brand and join a referral network of over 1,100 locations in 35 countries, with tools and training from the company.

Can you earn real estate referral fees without a license?

In the US, referral fees tied to a home sale generally go to licensed agents or brokers, and rules vary by state. Without a license, affiliate programs for real estate software, services and loans are the usual route.

What are the best real estate affiliate programs?

From our directory: BetterLife pays $700 per funded investor loan, Guesty pays up to $100 for a first listing plus $50 per extra listing, and Coffee & Contracts pays up to 20% of the monthly membership for a year.

How much does a RE/MAX or Coldwell Banker franchise cost?

Neither publishes fees on its public franchise page. Costs depend on market and office size. Request the Franchise Disclosure Document, which sets out initial fees and ongoing charges.

Is a brokerage franchise worth it?

It depends on how many referrals and recruits the brand actually brings you. Ask each franchisor what share of commission it takes, whether there's a cap, and what happens to your agents if you leave.
